The certificate is issued after a qualified Domestic Energy Assessor (such as myself) visits your property and conducts an assessment. Various factors are evaluated, including the space and water heating systems, windows, doors, room sizes, lighting, and overall building type.

Once the assessment is complete, your home will receive a rating from A (most efficient) to G (least efficient). This rating helps you understand how much energy your home consumes and its environmental impact.

The EPC also includes suggested improvements to enhance your home's efficiency. By implementing these recommendations, homeowners can reduce energy waste, lower their carbon footprint, and discover ways to cut energy bills.

Once issued the certificate will show

  • the property's current running costs for heating, hot water and lighting
  • a list of recommended energy saving improvements

When is the Certificate issued?

Once the assessment is done, the results are entered into government approved software to produce a rating and the certificate. This is then issued to you within 48 hours via email.

Who is responsible for obtaining an Energy Performance Certificate (EPC)?

The property owner is responsible for obtaining an EPC if the building is being marketed for sale. If the property is for rent, the landlord must obtain it. This certificate must be provided to any potential buyer or tenant upon request and should be given to the ultimate purchaser before completing a sale or rental agreement.
